SPECIFICATION :

Structure :
Column foundation with RCC framed super structure including plinth beam, 8” or 10” thick fly ass / K.B brick masonry wall with 1:6 proportion.

Doors & Frames :
Seasoned sal wood door frames, entrance door shall be hardwood teak Veneer decorative paneled door. All internal doors shall be Veneer Flush Panels. Toilet doors frames & panels shall be made of PVC.

Windows :
Glazing, powder coated aluminium.

 

Flooring :
All bedrooms, front verandah, drawing & dining shall he vitrified tiles. Staircase area shall be marble. All toilets, kitchen and cover terrace shall be anti-skid ceramic tiles.

Wall Tiles :
Toilets shall have ceramic tiles upto 7’-0” height. Kitchen shall have 2’-0” height ceramic tiles above counter.

Electricals : Concealed conduct wiring using best quality copper conductor and electrical accessories. Switch boards of all bedrooms, drawing and dining will have a 5amp plug point apart from low level 5amp plug. Master bedroom will be provided with a 15amp plug for AC and another 15amp plug in master toilet for a geyser. Call bell will be provided in the main gate, gate light point.

Sanitary Works :
Toilet in ground floor shall be Indian WC and both the toilets in first floor shall be European WC, master toilet shall have the facility of wall mixture, hot & Cold water provision, wash basin. Remaining all the toilets will have necessary tap connection as well as shower connection. Wash basin will be provided near dining hall. Basin connection for two toilets. Individual septic tank, sump and over head tank will be provided. Steel sink with one side drain board in kitchen will be provided.

Water Supply:
Common water supply to each individual sump from the master boring. Each individual will lift the sump water from their own over head tank.

Land Regd. Cost, Transformer Cost, S. Tax, Vat, etc. shall be charged extra.


Corner Plot shall be charged 5% extra over the land cost.


Extra land (more than 1500 sq.ft./ 1200 sq.ft.) shall be charged extra @ land cost.


Standard plot size (for both type Triplex) is 50’X30’=1500 sq.ft./ 40’X30’= 1200 SQ.FT.
